How to sublet your apartment
- You will need to contact us and let us know you intend to find a subtenant
- You will need to pay the fee online
- You will need to find a subtenant
- If you have roommates, your roommates will need to agree to live with your subtenant
- You need to show your apartment to your potential subtenant
- Have your subtenant email our office and we will walk them through the application process
- We will email out the sublet form for you, your subtenant, and your roommates to complete
- You will then need to wait for our approval before your subtenant may move into the apartment
If you receive our Approval:
- We will arrange a move in date for your subtenant
- When you move out please surrender your keys to the office, they may be dropped in our overnight drop box
- Remember to cancel services to the unit which are in your name and have your subtenant establish service for themselves
- Remember to change the name on the mailbox and change your address with the US Postal Service
How subletting works
Page two states that you are “(t)o not assign this Agreement nor sublet the Premises or any part thereof without the prior written consent of Landlord. If Landlord permits an assignment or a sublease, such permission shall in no way relieve Tenant of Tenant’s liability under this Agreement.” The Rules and Regulations Addendum states “(a)ll subleases must be approved by the Landlord and our formal Sublet Agreement must be used. A sublet fee per subtenant will be assessed for processing applications, obtaining consent of roommates, lease and sub-lease review, and record keeping." This fee must be paid online by the tenant to begin the process. Sub-tenant(s) will be bound by the Sublet Agreement and all terms of the original rental agreement and addenda.
